Mountain Venture Properties LLC is offering Fractional Ownership Properties based on the individuals involved: family members, friends, selected applicants, business associates, etc. The offerings are fully deeded log homes and land… The operating/usage agreements are prepared specific to each purchasing group of fractional co-owners.

Depending on the purchaser’s desire, the portfolios of homes shown on our website are also available for outright purchase. PLEASE NOTE: some of the properties are turn-key; some are shells (fully dried in); some have partially completed interiors; and some are fully furnished. We would complete any property to the specs of the fractional co-owners at cost to be determined.

 Base prices range from $99,900 to $420,000 for currently “available” land and log home combinations in the above described stages of completion. Detailed specifications are also delineated on the property description pages of the website. Raw land is also available with prices beginning at $39,900 up. We would provide all coordination with builder and fractional co-owners including construction oversight and facilitation, where necessary, to provide a turnkey property for the fractional co-owners.

All costs associated with the property - such as utilities, assessments, insurance, taxes, building maintenance - would be allocated to each fractional co-owner based on the percentage of ownership and administered by MVP Property Management. The fractional co-owners may also decide to rent out some of their usage time and derive income to offset costs associated with the property.

This is where MVP Property Management, a wholly owned subsidiary Mountain Venture Properties LLC, comes into the picture. MVP Property Management will provide full time administration / management / maintenance of the properties and rentals, where applicable, as well as construction coordination with the builder. There is an assessment for these services as well as a Property Owner’s Association annual fee determined by the developer.

    Fractional property ownership is the fastest growing vacation ownership program currently available in today’s real estate market… all for a fraction of the cost of individual ownership.

    I have started this blog after developing a fractional consulting and marketing business in Western North Carolina.  It all began with interest shown in a new way to truly own a piece of vacation real estate, in my initial venture it was log homes in mountain vacation areas.  But, the concept can apply to any real estate located at any destination which pulls at your heartstrings.

    Although new to many the whole idea of fractional real estate ownership was what you could find surfing the internet for hours and yet still not having a full and complete understanding of what it is all about.  My desire with this BLOG is to bring together groups of individuals who have a common interest in participating in a fractional home ownership arrangement and provide insite to the process of finding the perfect vacation property; creating a well-structured and managed system for sharing it; bringing together the co-owners that will enjoy year-round use; assuring that the property is always clean, maintained and ready for their enjoyment.

    What happens if I cannot use my time?

    If you cannot use your assigned weeks you have several options. First, you may switch your weeks for other available weeks with any of your co-owners. Second, you may exchange your week(s) with fractional owners at other approved properties. In addition, owners have the right to gift or rent (only if specified in Property Operating Agreement) any of their time, however, it must be coordinated through the property management company of your home property.
